Rental House - HMO

This rental property which is also a HMO - House of Multiple Occupancy needed to be reconfigured and refreshed throughout the downstairs to make the best use of the space. The wall to the adjoining front room was blocked off to create an extra bedroom it is now a five tenant house. An extension was added to the back to create a bigger kitchen and open plan living space. There was also a downstairs shower room and utility added. The aim was to create a more communal and contemporary living space for the multiple tenants in the house. A simple palette and colour blocks have helped to create this feel. The painted dark ceiling in the old part of the house which has a high ceiling adds drama and enables the colours of the light to pop.

As well as keeping to a tight budget, it was so important to incorporate plenty of storage into the kitchen which is why the majority of the cupboards are ceiling height. The kitchen also needed to adhere to various HMO guidelines. A double fridge and double freezer was still a requirement despite being a small kitchen, both are hidden away in the floor to ceiling cupboards to create a seamless feel. The coloured flooring is not only durable for this high traffic area but adds some personality to the all white kitchen.

The kitchen island not only creates a central social hub but also gives extra preparation space and storage as well as creating a dining area. The budget tiles and flooring are carried through from the kitchen into the downstairs shower and WC to create a seamless feel.
